THIS WEEK AT A GLANCE
Across the areas I track, 76 homes sold and 172 new listings came on the market this week (October 3 to 10), 514 homes are pending, and 1,966 homes are currently for sale. That works out to about 6 months of supply, which gives buyers real choices and room to negotiate, so pricing and presentation matter more than ever for sellers. Rates moved up again to 7.40% on the 30-year, which puts principal and interest on a $360,000 home (10% down) at about $2,243 a month, roughly $26 more than last week. Homes that sold this week averaged 76 days on market from listing to closing, and today’s active listings have been on the market an average of 66 days. Among the larger areas, Spokane Valley is moving quickest at about 4.5 months of supply, while Cheney and Mead have the most homes for sale compared with how fast they are selling.

5-YEAR VIEW · HOW WE'RE LOOKING
Five years ago Spokane was a sprint: about 850 homes for sale, a typical listing went under contract in about a month, and rates were under 3%. Today it is a steadier walk. There are nearly 2,500 homes for sale, the typical listing takes 52 days, and about 1 in 4 sellers has reduced their price. Through it all, values have held. The typical Spokane-area home is worth about $418,000, up about 9% from five years ago and essentially flat for the last three years. For buyers, that means real choice and room to negotiate. For sellers, it means pricing and presentation matter from day one.
